5 Signs Your Roof Needs a Repair, Not a Replacement

A roof almost never fails all at once — it gives you small, localized problems first: a lifted shingle after a storm, a stain on a ceiling, a soft spot near a vent pipe. Most of the time, that's a repair job, not a full replacement.

Look for damage that's contained to one area — a section of missing or cracked shingles, a flashing seam that's pulled away around a chimney or skylight, or a single soft spot on the deck. Isolated issues like these are usually fixable without touching the rest of the roof.

What tips it toward a full replacement is scope and age: damage spread across multiple sections, a roof already near the end of its rated life, or repeated repairs to the same spot. At that point, patching becomes more expensive than it's worth over time.
